Determine Your Home's Value in today's Marketplace
Use market data to determine the market value of home;research homes that have sold in the last six months,current pending sales, and homes currently 'for sale' in the neighborhood.
Set a sale price for your home
This may be different from your home's value! You must account for how quickly you want to sell your home and how many other homes are for sale in your market.
Create and implement a marketing plan
Set a home marketing strategy and budget and find the most cost effective ways to advertise.
Obtain a ' For Sale' sign and lockbox
Notifies the market that your home is for sale also nice to have sign 'riders' that showcase special home features or open house times.
Create and print property brochures
Home flyers give potential buyers a takeway summary of your home like any brochure the more professional they look, the better the impact on potential home buyers.
Take photos or obtain a virtual tour of home.
Research shows that buyers tend to ignore homes without photos. Also, homes can be hard to photograph well due to lighting and tight spaces.
Post ads online and in print publications.
Placing print and online ads for your home in places where enough people would see your property to generate interest and showings.
List home on Local MLS ( Multiple Listing Service).
Reach real estate agents with buyers looking for homes in your area; must be a member to list. Most buyers today start with search on MLS.
Conduct neighborhood research and prepare buyer handouts outlining neighborhood features and benefits.
Arrange property showings and obtain showing feedback from agents and/or buyers.
Provide property disclosures
Seller's disclosures are legal documents, typically required by law (requirements vary by city and state).
Negotiate offers from buyers; prepare counteroffers
Evaluate offers and reply as necessary with written counteroffers on appropriate standard real estate forms.
Complete and/or review contract documents.
All contract documents must be complete, reviewed and signed to be valid. Need to understand all of the terms in the documents and ensure all necessary documents are completed to have a valid contract.
Order title insurance; review title commitment or abstract; manage title process
Title insurance is required in most states; title exceptions can lead to disputes,further price negotiation and even termination of a contract.
Manage inspection process
The buyer typically has a right to an inspection of your home prior to closing, and may request repairs or price concessions based upon the results of that inspection. You may need to re negotiate amend your contract.
Troubleshoot transaction between contract and closing.
Property transactions can be complex and rarely go according to plan. Someone will need to manage the transaction, identify problems and provide solutions to ensure a smooth closing.
